Managing your tenancy agreement should be a straightforward and simple process, so we have developed a guide that we hope will assist you in getting comfortable in your new home, and throughout the life of your tenancy. The following information will assist you in dealing with Metropole Property Management and ensure a trouble free tenancy:

Office hours for enquiries and advice

Open Monday to Friday 9.00 to 5.30pm. Our Property Managers preferred maintenance contractors are available 24 hours a day for emergencies – you will be given emergency phone numbers in your tenant pack.

Rental payments

To assist you in making rental payments easier, rent can automatically be deducted from your bank account each month unless you have made other arrangements with us. Alternatively, you could pay by Rent Card, which will make it possible for you to pay rent over the Internet by B-Pay. Your rent is due calendar monthly in advance. If at any time you are unable to make a rental payment, on or before the due date, please make immediate contact with your Property Manager.

Rental bond

The rental bond is paid at the beginning of your tenancy and is lodged in trust with the Residential Tenancies Bond Authority and is held as security against any damage or undue wear and tear. The bond will be refunded promptly after you vacate, provided the property is left as close as possible to the same condition as when the tenancy agreement commenced (allowing for fair wear and tear) and there are no other monies owing. An inspection will be conducted at the end of any tenancy to ensure that the property condition is acceptable so that your bond can be refunded. A condition report will also be given to you for your comments at the start of the tenancy to ensure that you are protected against any false claim by the landlord.

Periodic inspections

During the course of your tenancy, the premises will be inspected periodically by Metropole Property Management after adequate notice has been given to you. These inspections are to check on how the property is being maintained and to see what routine maintenance may be required.

Keys

A duplicate key to most of our properties is retained by Metropole Property Management for emergency access. Under special circumstances, and on producing identification, the keys can be borrowed during office hours but must be returned before close of business the same day. No service is available out of office hours or on public holidays.

It would be therefore advisable, that you also make private arrangements regarding the location of a spare key, should you inadvertently lock yourself out. Locks may only be changed after first obtaining permission from Metropole or the Landlord, and then on the strict understanding that you supply us with a spare set of keys within 24 hours. Remember, it is in your best interests to ensure that we have a copy of keys to the property.

Insurance

We strongly urge you to insure your personal possessions against any loss, damage or theft. The landlord has no obligation to insure your personal belongings and cannot be held responsible for any damage that might occur.

Electricity, gas, water and telephone

It is each tenants’ responsibility to have the appropriate account placed in their name(s) and then to arrange to have a meter reading prior to moving in or vacating the premises. You can ask your Property Manager for information on who to contact to arrange these connections for you.

Repairs and maintenance

All requests for repairs are to communicated to us by completing the form on this website. When you move into your property we will explain how to handle urgent repairs.

Only emergency repairs will be accepted by telephone

All repairs are attended to as promptly as possible, however, it is often necessary to obtain the Landlord’s approval and/or quotes before any work can commence, so unfortunately a delay is sometimes unavoidable.

If any firm arrangements that we have made regarding access for any tradespeople are not kept by you, the service charge for calling the tradesperson will be automatically passed on to you for payment.

Where you rent a house, townhouse or unit the upkeep of the gardens and grounds are your responsibility. Please do not store unnecessary paper, rubbish, bottles, cans, etc. on or around the premises.

Termination of the tenancy agreement

Your Residential Tenancy Agreement is a legal and binding contract, providing protection for both you and the landlord. The Residential Tenancy Agreement can be terminated by you in the following ways:

  • Twenty Eight (28) days (VIC) and fourteen (14) days (QLD, NSW) written notice is to be given to your property manager should you wish to vacate the premises on the day your fixed term lease ends.
  • Once the fixed term agreement has expired, you may continue living at the property or you may vacate. Twenty Eight (28) days written notice must be given to your property manager prior to vacating.

If, however, unforeseen circumstance arise and you have to vacate prior to the expiration of your Residential Tenancy Agreement, please contact your Property Manager immediately and we will endeavour to find another suitable tenant. However, you will still be responsible for the rent until another suitable tenant is found, as well as the payment of a letting fee, an Agreement preparation fee and all advertising costs and other lease break costs.

How do I get my bond back?

Ensure that you have left the property in a clean and tidy condition and as per the requirements of your Tenancy Agreement. This generally means that there should be no rubbish lying around with the gardens and lawns neat. Internally the walls, doors, windows and ledges, kitchen and bathroom should be clean, and carpets commercially cleaned.

  • Damage: If you have caused any damage you need to have this repaired at your cost, to a good standard. For any outstanding damage which is considered to be your responsibility and that has not been repaired by you, an application may be made to the Tenancy Tribunal to apply the Bond funds for the cost of repairs to be taken from the Bond. Sometimes damages may be awarded against a tenant, in excess of the Bond money held.
  • Rent arrears: Ensure there is no overdue rent owing.
  • Bond inspection and refund: Your Property Manager will carry out an Exit inspection. This will be done soon after you have vacated the property and the keys have been returned. If the inspection is satisfactory, your Property Manager will complete the necessary documentation and send off the application for Bond Refund so you can receive a bond refund.

Please Note: Rent is payable until the keys are returned.
