A selling agent must act in the best interests of their client - the seller. They do not, and should not, work for you the buyer. We know some agents would like to work for both sides and have it both ways, but when you think about, they cannot possibly do both effectively.

We provide a full strategy, research, locate, evaluate and negotiation service so you can relax and have everything done for you. However, many of our clients still scan the Internet and love running properties by us. That's fine. Let us know of any property that interests you so we can evaluate it for you. This doesn't change our fee once you have engaged us. Finding a property on the Internet is the easy bit - evaluating it's true investment potential, researching it's history, understanding the motivation of the vendor and knowing the best way to buy the property at the right price are the tricky bits.

It may surprise you to know how many properties never appear in the press or on the Internet. While we would never promise you a "silent sale", it's good to know we have an extensive network of agents who call us before they advertise their properties to the public.

We will provide you with a due diligence pack including property details, reports, recent sales, positives and negatives of a property and our assessment of its present market value to help ensure you understand the properties value. At times we also organise a valuation. Then we use our years of experience to purchase the property for you at the best price and on the most suitable terms.

Be warned...sometimes we pay the full price or above the asking price (with your permission) because it is the right property. We recognise you make your money when you purchase your property, but that's because you buy the right property - not because you buy a cheap property

We use research, experience and "on the ground" market knowledge that money can't buy. Once we agree on a price we then commence negotiations on your behalf. Sometimes we are aggressive and at other times more gentle. Sometimes we negotiate in secret and other times more openly. We use our years of experience to "play the game" on your behalf. We take every transaction very seriously, as if it was our money on the line, because after all it is our reputation on the line.

We charge a small initial engagement fee and then we only get paid a "success fee" on satisfactory purchase of your property. This covers:

  • All communications & meetings with you.
  • Our strategy meetings, which are critical for property investors.
  • Referrals to our inner circle of strategic finance, accounting and legal alliances if necessary.
  • Searching with or without you for a suitable property.
  • Use of all our research databases.
  • Communications and meetings with agents whilst searching for your property.
  • Evaluating properties using our objective and proven property criteria.
  • Preparation of property reports.
  • Communications with your finance broker, solicitor and accountant.
  • Arranging further due diligence checks - including strata, building and pest inspections as required (you are required to pay for these).
  • Execution of strategies to purchase the property for you.
  • Negotiation tactics and strategy.
  • Checking final contracts.
  • Pre settlement inspections.

Many. In fact most properties on the market don't make the grade for our strict investment criteria and there are many attractive properties which we would not suggest you buy as your next home.

Remember…we have no properties for sale, but access to every property on the market. Sometimes we find the right property in days, but it usually takes one or two months depending on what the market has to offer.

Now is a good time to buy good property but it is a also a good time to let bad property pass you by. We wonder if we have made our clients more money by the properties we have said no to than by the properties we've said yes to.
